Lots of people have been watching to see how the rules in Woodstock will change - and how/if that may be a bellwether for other towns in the Catskills and Hudson Valley. Firstly, you can click on the link in my profile to get the full story! - - I’d say that the new rules are actually quite sensible, but they will definitely hurt any pure investors - especially the 180 day limit on renting. (PS There are PLENTY of buyers out there who want to just buy a house and/or offset their costs with some Airbnb income, so drop me a line at firstname.lastname@example.org if your business model no longer makes sense...inventory is desperately low still!) The other BIG shoe that hasn’t dropped yet is if/when the town might limit the number of Airbnbs, something that didn’t happen in this version but is still on the table. - - I’ve thought soooo much about Airbnb, particularly now that we (almost) have two full-time investment properties that I love to share with people...and that help bring us a sizeable income. My gut says this is better than if these houses were weekend homes that are vacant 80% of the year, but they were both full-time residences before we renovated them. I love being able to open our houses up to people who can’t afford to buy or just want a short escape from the city...and will spend money and fall in love with this area, just like I did! Our guests are soooo nice and love exploring the area and it’s hard to see how this could be a bad thing...but.... - - I also get why it would be tough on a community to have a lot of full-time residents replaced by short-term rental quests - and that’s what makes me a little queasy sometimes. I know that I need to think about how to to contribute more to the community as an Airbnb owner - and the 2% occupancy tax doesn’t really cut it, so I’m trying to think about how to get guests to different businesses but also maybe to contribute themselves....in addition to doing more ourselves. - - Continue to watch this space for more about this evolving issue! And please add your comments/thoughts here...and please try and keep it civil cause I’m a human and I think this is a gray area...and I know it’s not for a lot of people.
